I know I’ve said this before and I’ll say it again … I LOVE character homes!!! But they are always full of surprises. At first walk through everything seems quaint and cozy with an extra special charm … things I would like to just add to and adjust slightly. But that’s never the case!!! Vivian & Don originally bought their home 13 years ago for $650,000 and now it’s worth 2.9 MILLION dollars … BEFORE renovation!! Those are some pretty big numbers and a good chunk of change for Todd to work with!!
Vivian & Don’s home in particular was FULL of bulk heads that I was unable to move (lots of older homes have them). Since I couldn’t move them, I had to incorporate them in the redesign by adding in gorgeous crown molding to give them a heritage feel. I was also able to replace the flooring throughout, create a beautiful open concept on the main floor and get creative with the girl’s bedrooms and additional bathroom.
I loved the transformation with what I had to work with and I know they did too. We upped the value to 3.15 million dollars!!!! But … the house Todd found had everything they were looking for. Congrats Todd … I said it!!! And an even bigger congrats to Vivian & Don … it’s a big change, but change is good!!!!
We were able to knock down some walls and open up their kitchen, living and dining room into one large open concept space. It gave the illusion of more space even though we didn’t adjust any square footage. It gave them tons of new counter space, which was all installed by Valley Countertops. We replaced their old appliances with gorgeous new stainless steel ones from Coast Wholesale Appliances. We even managed to fit in a wine cellar (my favourite part!).
We created a separate wing of the home for the girls with new updated bedrooms and their own private bathroom across the hall. We gave them grown up spaces with tons of custom storage. Their new full bathroom was fully equipped, feminine and girly with a perfect edge, and tying everything together was this beautiful mosaic tile from Olympia Tile + Stone.
