Love It Or List It Vancouver: Eva & Chris

14 years and countless commutes later, Eva and Chris are ready for a change. While Chris is more than happy to stay put, it’s Eva that I have to convince … and I know that she most definitely has her heart set on moving to the coveted West side. In order for me to pull this off, I know exactly what I have to do, and that includes giving them an open concept main floor, renovate their kitchen, living room, and dining room, add a mudroom and enlarge the deck!! Phewwww … my list is certainly a long one but I know Todd has equally as much on his plate!! Finding a home for four in the West side that ALSO stays within budget is comparable to finding a needle in a haystack!!!

As we got started on the renos it wasn’t long before Kenny and his team discovered that the skylights in the dining room were not properly sealed and had been leaking … and we all know that where there is water, there will be mold … and that’s exactly what was found! We then ran into the same issue while removing another window from the home which resulted in a huge setback and we were forced to cut the mudroom and deck from the plans. I knew at this very moment that I had to make this up to Eva and Chris somehow…

Thankfully I was able to find a way to surprise them … I extended their pre existing closet located in the entrance into the office space which made for this beautiful walk in mudroom equipped with tons of storage thanks to the fine folks at Stor-X Organizing Systems and to finish it off I added a gorgeous gliding barn door which instantly improved the functionality of this space!!

Kenny and his team did an amazing job opening up this home and really giving this family the fresh, open concept that they were hoping for!! In addition to removing some walls we also got rid of the dated flooring and the glass block feature in the living room!! We also removed the original fireplace and installed a custom made built in giving them lots of storage in the living room…but don’t worry… we didn’t get rid of the fireplace completely, we upgraded to a new one courtesy of Valour Fireplaces, it gives off lots of heat and is sure to keep them nice and cozy…plus we also added beautiful textured tile around the fireplace for a simple yet chic look!!

Previously Eva and Chris had to fight for space in their kitchen and I’m more than happy to say that they certainly won’t feel crowded in it again!! There is more than enough room for this everyone now … and why wouldn’t you want to be in this space?! It’s gorgeous!! Have you checked out the chevron marble tile for the backsplash?! Drool!!
Also, all of the stunning lighting throughout this renovation is from Design Lighting … I’m really having a hard time choosing which fixture is my favourite, I love them all!!

I must admit the dining room is my absolute favourite part of this renovation, I can’t stop staring at this feature wall, I just love the beautiful millwork here and the simplicity of the fixture…and the table setting … and the bouquet … okay, okay, I’m done. LOL!!!

Well, what do you think?? Even with the setbacks I still think this turned out beautifully and it will surely make one lucky family very happy!!!
A big thank you as always to Janis Nicolay for the gorgeous photos!!
